If you've been watching the Hudson County market from the sidelines, here's the short version: the scoreboard has changed. Homes are taking longer to sell, there are more of them to choose from, and buyers have more say in the deal than they've had in years.
That doesn't mean prices are collapsing or that you should rush out and buy something this weekend. It means the conversation has changed, and you deserve an honest read on it. So here it is, no hype.
What the numbers actually show
Nationally, two things changed. Locally, it depends a lot on your ZIP code.
Rates went up, not down. The average 30-year fixed rate hit 7.40% the week of October 8, compared with 6.30% a year ago (Freddie Mac).
Price cuts are more common. About 1 in 5 U.S. listings (20.8%) had a price cut in September, the highest share since October 2022 (Realtor.com, via my market update).
Here's how it looks close to home (three months ending July 31, 2026, from MLS data):
| Area | Median days on market | Months of supply | Sold above list |
|---|---|---|---|
| Hoboken (07030) | 23 | 2.0 | 50.7% |
| JC Heights (07307) | 36 | 5.1 | 41.5% |
| Downtown JC (07302) | 45 | 4.1 | 32.7% |
| Newport (07310) | 43 | 8.5 | 17.7% |
Hoboken is still competitive: homes go fast and half sell over asking. Newport is the opposite, with listings up 62% from a year ago and homes selling about 2% under list price. The Heights and Downtown are in between. Heights inventory is up 16%, and Downtown homes are taking 10 days longer to sell than a year ago.
One thing that hasn't happened: falling prices. Median sale prices rose in all four ZIP codes. Well-priced homes still sell. Buyers simply have more choices and more room to negotiate on the rest.
What it means if you're buying
When a home has been listed for six weeks, the seller's phone isn't exactly ringing off the hook. That changes how deals come together.
- Offers based on your budget, not a bidding war. You can write an offer around what you can comfortably afford instead of what it takes to beat five other buyers.
- Seller concessions are back. Sellers are helping with closing costs and, more and more, paying to temporarily lower the buyer's interest rate. (Here's how a temporary buydown works.)
- Room to do your homework. Inspection and financing contingencies, the protections buyers were waiving a couple of years ago, are back on the table.
- Time to think. You're less likely to have to decide on a home after one 20-minute showing.
For first-time buyers, this matters even more. Pair a seller concession with NJ down payment assistance, and the up-front cash and the monthly payment can both come down.
The honest fine print
I'd be doing you a disservice if I only told you the good part.
- This isn't a crash. Prices are holding roughly flat. Hudson County is still close to Manhattan, still in demand, and well-priced homes in good locations still move.
- Rates are the wild card. If rates fall, a lot of buyers on the sidelines jump back in at once. Leverage you have today could shrink quickly.
- Not every seller is flexible. Some homes are priced right and will sell without concessions. Part of my job is knowing which ones have room to negotiate.
- A lower payment still has to fit your life. A deal is only good if you can live with the payment once any temporary help ends.
So, is it time?
The right time to buy usually comes from your own timeline: a growing family, a lease ending, a commute you're tired of. Sometimes the market also hands you an opening worth a look. Right now, for a lot of buyers, both are true.
I'm not going to tell you to rush. I will tell you that if you've been waiting, the conditions have changed enough to be worth a second look.
